How does an equity release calculator work?
An equity release calculator estimates the maximum amount of tax-free capital you can unlock from your property without having to move home. Unlike standard residential mortgages, eligibility and borrowing limits for equity release, usually taken as a lifetime mortgage, are not based on your income or affordability. What you can borrow depends on two main factors:
- The age of the youngest applicant - all applicants must be at least 55 years old
- The current market value of your property - typically must be at least £70,000
Because lender loan-to-value (LTV) limits increase with age, you’re likely to be able to borrow more, the older you are at application.

Enhanced Equity Release
If you or your partner have underlying health conditions or lifestyle factors (such as diabetes, high blood pressure, vascular conditions, or a history of smoking), you may qualify for an Enhanced Lifetime Mortgage. Lenders offering medically underwritten schemes often allow you to unlock significantly higher cash amounts or access reduced interest rates.
